Our Current Projects

COMPASS POINT - ROCKPORT

Progress continues at Compass Point, Midcoast Habitat’s 10-home pocket neighborhood in Rockport. We are currently working on the first 5 homes, with construction moving forward thanks to the support of volunteers, donors, sponsors, and community partners.

This spring, Compass Point was also the site of our 2026 Women Build. Over 160 volunteers joined us across 10 shifts and 7 build days, helping advance the first homes from foundations to floors, walls, and insulation. Together, participants and sponsors raised nearly $15,000 in support of safe, affordable housing in Knox County.

When complete, Compass Point will provide 10 energy-efficient, permanently affordable homes for local families earning 30–80% of area median income. Homeowners will purchase their homes through Midcoast Habitat’s affordable mortgage model, with monthly housing costs designed to remain within 30% of household income.

Compass Point represents an important step forward in addressing the urgent need for affordable housing in Knox County. We are grateful to everyone helping bring this neighborhood to life.

LAWN AVENUE - ROCKLAND

Almost Completed!

Our Lawn Avenue Project involves the redevelopment of a formerly condemned property in Rockland into two safe, energy-efficient single-family homes. Midcoast Habitat acquired the site in early 2024, following years of vacancy and neglect. The project replaces a hazardous structure with well-built, affordable housing that supports community revitalization and long-term stability.

Both homes will serve low- to moderate-income families, selected based on demonstrated need, willingness to partner, and ability to repay an affordable mortgage. Each partner family will contribute at least 250 hours of sweat equity and pay a 0% interest loan with payments capped at 30% of their gross monthly income.

Located near Oceanside High School, the project provides families with access to schools, employment, and essential services. Construction of the first home is expected to be completed by November 2025, with the second by the end of the year. In addition to providing stable housing, the Lawn Avenue Project helps strengthen the neighborhood, increase property values, and support economic growth.

PHILBRICK COMMONS - ROCKLAND

Completed!

In February, the last of twelve homeowners, who partnered with Midcoast Habitat, purchased their small, affordable home in this pocket-neighborhood. Last September, we hosted a home dedication and celebration in the neighborhood for the homeowners, their friends and family.

TALBOT AVE/FIREFLY FIELD - ROCKLAND

Completed!

Firefly Field is Complete!

Midcoast Habitat for Humanity, Homeworthy, and Maine State Housing Authority teamed up to create this neighborhood community to serve as a model for other rural towns across Maine and the U.S. looking for affordable and sustainable solutions.

Now complete, Firefly Field will provide a safe, stable place to call home for as many as 40 people—children, families, single adults, and older residents. The neighborhood includes six cottages, two duplexes with multi-bedroom apartments, and three Habitat homes. This diverse community offers both rental and homeownership opportunities, all within walking distance of downtown.

All rental units are part of Homeworthy, while the three Habitat homes are reserved for Habitat families. Two of those homes have already closed, with a third soon to follow.

Weatherization

POWERING CHANGE THROUGH ENERGY EFFICIENCY

Powering Change Through Energy Efficiency

In the frigid winter of 2013, Midcoast Habitat for Humanity made a difference by weatherizing 10 homes in Knox County, Maine, through our innovative Step One Weatherization Program—an initiative designed to warm hearts and homes while empowering families in need.

Did you know Maine has the oldest housing stock in the nation? For many, the dream of homeownership comes with the harsh reality of high heating costs and drafty, inefficient homes. That’s where Step One steps in! With simple but impactful measures like weather-stripping, pipe insulation, and air sealing, we’re giving low-income families the tools to stay warm without breaking the bank. In exchange for 25 hours of sweat equity, homeowners not only receive up to $500 worth of energy improvements but also gain valuable knowledge about energy efficiency.
